Roofs are one of the most important aspects of your house, but unfortunately it is one of the most neglected aspects as well. Roof leaks should be detected on time otherwise they can lead to serious and costly damage later on and besides the roof, it can affect the interiors of the house as well.
One of the most common reasons for a roof leak is improper installation. Poorly installed roofs can lead to flashing defects which can in turn cause roof leaks.
Since our roofs are constantly exposed to the harsh weather conditions, they can get damaged due to the strong winds, rain, heat, snow etc. Strong winds can dislocate the roof shingles thus allowing water to move inside.
Choose your roof design and materials to suit your location. In mountainous areas with lots of snow, you can reduce the incidence of roof leaks by installing a steep pitch on your roof. Metal roofs are popular for the same reason. In areas where there is little rainfall, flat roofs are common.
Pinpointing where the roof is leaking takes a little detective work. Unfortunately, water may enter one side of the roof and travel behind a board to the other end of the house until it drips out where you notice it. To identify the problem, start with the obvious.
Check the roof around the vents and valleys. Check if all the shingles are in place. Get these minor repairs done. If this does not solve the problem, carry a flashlight and try tracing the route of water next time when it rains.
It is very important to identify the leak at an early stage otherwise it can be very damaging for the entire structure of your home. As time passes it will grow in size which will allow the water to penetrate to the interior walls. This can lead to mold and mildew which can destroy the walls and you would be left with no option other than complete replacement.
Since roofs are the most important aspects of your home, it is always advisable to go for a professional roofer. Get references and check them. Purchase the correct materials for your location and make sure all the vents in your roof are leak-proof. Use additional silicone roof caulking around all vents, chimneys and boot jacks.
